Analysis of REIT

Pretty new to this I must add, but in doing research there are a lot of REIT stocks that look appealing, trouble is I know nothing of the industry and how to tell if one is prosperous or not.
For example Shaftesbury plc, Derwent London etc.

Any help would be greatly appreciated.

Have a look into New River Retail Newriver Retail (LON:NRR) I'm up about 20% on my average purchase price, but still think this is a buy today. Current dividend yield about 19p per year. Excellent, entrepreneurial management. I'm also invested in Picton Picton Property Income (LON:PCTN)

Ill take a look thanks, I would assume non performing assets, occupancy rates would be key factor in these businesses ?

Hi Jonnyswooli,

If you are interested in Newriver Retail (LON:NRR) it's worth taking a look at this article and discussion thread - http://www.stockopedia.com/content/newriver-retail-making-waves-in-retail-property-91191/

As a general comment, in additon to the NPAs/occupancy etc., consider the sectors that the REITs are focused on. Newriver Retail (LON:NRR) is primarily regional, retail, real estate (i.e. shops and malls outside of central London). As harry34 comments, they have a good recent history and strong management (although maybe issues if you look at Director share sale by Chairman in December 15 and comments in above thread).

However, what's your opinion on retail real estate compared to say commercial real estate (office blocks etc) or residential housing? Worth thinking through what area you want to invest in and then finding the right REIT. I have a holding in Safestore Holdings (LON:SAFE) which specialises in self storage units.

Here is a list of the UK REITs on Stocko. http://www.stockopedia.com/sectors/residential-commercial-reits-554030/ You can see from a glance at the Rankings that there is a very wide range of performance quality so choose carefully.

There are also quite a few non-REIT structured property management cos/funds worth looking at. For example I also have investments in MedicX Fund (LON:MXF) and Mountview Estates (LON:MTVW) which invest in a portfolio of surgeries/health centres and residential tenanted properties respectively. It's all property related but with a different set of risk/return profiles.

Thanks for you in-depth responce Gus, I feel I'm leaning to more stocks with a diversified retail and or residential portfolio. I think i'll take my time because from what I can tell for one reason or another estimates seem to be very iffy for 2016 in this sector.
