Executive Summary
Unitech Corporate Parks plc is a company newly incorporated in the Isle of Man in order to invest in the Indian real estate sector. The Company will focus on investment in commercial real estate developed specifically for the high growth IT (Information Technology) and ITES (IT Enablement Services) sectors. The Company intends to focus on investment in real estate which is located in Special Economic Zones dedicated to the IT and ITES industries (IT SEZs) or IT Parks and which is suitable for foreign direct investment (FDI). The Company's investment strategy is to: * target the development of real estate projects aimed specifically at the IT and ITES industries in India; * focus on investment in IT SEZs and IT Parks; * co-invest with Unitech Limited and its affiliates in the development of such IT SEZs and IT Parks; * invest in potential development projects located on land that is already designated so as to allow the development of IT office space and which are suitable for foreign direct investment; * focus on future investment opportunities in or around the major cities of India; * target projects that Nectrus Limited (the \Investment Manager\) advises may generate a sufficient net cash flow in order to produce a target project internal rate of return and realise the Company's investments in projects in a way that maximises returns to the Company. The Company has no existing investments but plans to invest in a pre-identified portfolio of projects immediately following admission, subject to the fulfilment of certain conditions. Unitech Limited will provide project management services in respect of each of the Company's developments.
