I watched your video and I have been invested in property for over 30 years and still have a reasonable portfolio.
However, despite being an investor for over 30 years, I would not call myself an expert, in fact, anyone who does and anyone who I have met who calls themselves an exper,t is kidding themselves.
With the benefit of my experience in property( and I have bought and sold hundreds.)..I would only invest to a limited extent in property for the following reasons...you cannot rely on your lender, interest rates are always beyond your control and tenants...the last part of the equation is the complete pain in your arse.
I would rather be invested in shares in the future and intend to sell 60% of my portfolio to increase my exposure to shares.
I know there are property investment seminars today as there were 30 years ago but most of those property seminar guys are like the guys who sold the shovels on the klondike.
I have seen so many seminars come and go and even today, i see stuff on youtube that is simply there to hook naive, inexperienced and believing investors, who are looking for solid residual income.
By all means, get a reasonable level of exposure to property but do not get to exposed as the legislation in place, is against all Buy To Let investors, but still reasonable for furnished lets, where the residual income in ceratin parts of the Uk are excellent...for now!!!!
