Third Quarterly Dividend

The Directors of the Company are pleased to announce a third interim dividend
for the financial year ending 30 September 2025 of 2.95 pence per ordinary
share.  This is an increase of 3.5% from the third interim dividend of 2.85
pence per ordinary share paid during the financial year ended 30 September
2024.

This dividend will be paid on 30 September 2025 to shareholders registered at
the close of business on 12 September 2025 with an ex-dividend date of 11
September 2025.

In combination with the three previous quarterly dividends paid by the Company
this represents a dividend yield of 3.8% based upon the closing share price of
the Company as at 13 August 2025.*

*Calculated as dividends of 3.95 pence paid on 20 December 2024, 2.95 pence
