AROUNDTOWN SA ANNOUNCES SUCCESSFUL PERPETUAL BUYBACK CREATING ACCRETIVE
FFO GROWTH

Aroundtown (‘the Company’ or ‘AT’) successfully completed the perpetual
notes tender offer announced last week (the “tender offer”) and accepted
for buyback an amount of €1 billion of tendered perpetual notes. Including
envisioned redemption options following the tender acceptance, the total
amount AT is expected to buy back will amount to €1.2 billion. Hence, the
Company tapped its benchmark €500 million perpetual notes issuance from
23rd of October 2025, which carries a coupon of 5.25% (the “issued
notes”), by €200 million, resulting in an aggregate nominal amount of €700
million in newly issued perpetual notes.
As a result, the Company has successfully replaced perpetual notes
carrying higher coupon rates while also reducing the total perpetual notes
balance by ca. €500 million. As a result of the transaction, the Company
expects annualized perpetual note coupon savings in the amount of approx.
€50 million, making the transaction highly FFO accretive and supportive of
the Company’s credit metrics under S&P methodology.
