   AND LAUNCHES TENDER TO REBALANCE PERPETUAL NOTES STACK

   23 October 2025.

   Aroundtown (‘the Company’  or ‘AT’) successfully issued  a benchmark  €500
   million perpetual notes bearing  a coupon of  5.25% (‘the Issuance’).  The
   Issuance today  received  very  strong  investor  demand,  with  the  peak
   orderbook 5x oversubscribed. The notes are 100% equity under IFRS and  are
   expected to be rated BB+ by S&P, receiving 50% equity content under  S&P’s
   methodology.

   In parallel to  this Issuance,  AT has launched  a tender  offer aimed  at
   replacing perpetual notes  carrying higher coupon  rates and reducing  the
   total perpetual notes balance. Through this transaction, the Company  aims
   to reduce  the average  coupon rate  of  the perpetual  notes as  well  as
   potentially to  reduce the  aggregate notional,  which drives  significant
   accretive FFO growth while maintaining a strong and conservative financial
   position. The tender to buy back the perpetual notes was launched on  23rd
   of October, and is expected to expire on 30th of October, and is targeting
   €2.5 billion in nominal value of outstanding perpetual notes.
