      AROUNDTOWN SA SUCCESSFULLY ISSUES GBP 400 MILLION BOND AND LAUNCHES
               BUYBACK TENDER TO EXTEND ITS DEBT MATURITY PROFILE

   4 December 2025.

   Aroundtown (‘the Company’ or ‘AT’) announces the successful issuance of  a
   GBP 400  million 7-year  senior unsecured  bond (the  ‘Issuance’) and,  in
   parallel, launched a tender offer to buyback certain bond series targeting
   €870 million nominal  amount (the ‘Tender’).  These actions highlight  the
   Company’s  continued  proactive   approach  to   managing  upcoming   debt
   maturities and extending the debt maturity profile.

   The newly  issued Series  44 GBP  Straight Bond  have a  maturity date  in
   December 2032. The Company is hedging the currency risk implied by the GBP
   denomination via a cross-currency swap into EUR for the tenor of the bond,
   resulting in an effective Euro coupon fixed at 3.5% for the first 3  years
   and afterwards 1.15% + 6M Euribor.

   The Company simultaneously  initiated the  Tender as part  of a  liability
   management strategy. The  Tender targets  €870 million  nominal amount  of
   outstanding bonds  across  three  series, prioritizing  bond  series  with
   shorter  maturities  as  well  as  relatively  higher  coupons,  with  the
   objective of optimizing the  debt structure and  managing overall cost  of
   debt. The  Tender was  launched on  4 December  2025 and  is scheduled  to
   expire on 11 December 2025.
