 a)  Description of the financial instrument  Ordinary Shares of Big Yellow Group PLC (the "Company").
 b)  Nature of the transaction                In each case, on 20 July 2023 the Executive Directors/PDMRs were granted nil
                                              paid options over ordinary shares of 10 pence (the "Options") granted under
                                              the Company's Long Term Investment Plan.

                                              The Options are exercisable from 20 July 2026 to 19 July 2033, subject to
                                              performance criteria being met.

                                              Each of the messrs Vetch, Gibson, Trotman and Lee were granted the following
                                              Options:

                                              1. Mr Vetch:                78,243

                                              2. Mr Gibson:              91,805

                                              3. Mr Trotman:            50,857

                                              4. Mr Lee:                   44,598

                                              The performance conditions attributable to these Options are set out in the
                                              Remuneration Report in the Group's 31 March 2023 Annual Report.
