("Empiric" or the "Company" or, together with its subsidiaries, the "Group")

 

DIVIDEND DECLARATION

 

Empiric Student Property plc (ticker: ESP), the owner and operator of premium,
studio-led student accommodation aligned to top-tier universities, is pleased
to declare an interim dividend in respect of the quarter ended 31 December
2023 of 0.9375 pence per ordinary share.

 

Details of the dividend will be as follows:

 

 ·    The dividend will be paid on                       19 April 2024
 ·    Payable to shareholders on the register as at      5 April 2024
 ·    The ex-dividend date will be                       4 April 2024

 

This dividend will be paid as a Property Income Distribution ("PID") in
respect of the Company's tax-exempt property rental business.

 

This dividend will take the total dividend paid to shareholders in respect of
2023 to 3.5p, as targeted.  A dividend payment of 3.5 pence per share
reflects an 88% pay-out on EPRA earnings and cover of 114%, a 27% increase on
the prior year.
