    * Refers to subscription agreement entered between Cheung Wo 
(Hunan) Property and Silver Ridge International 
    * As certain conditions precedent have not been and are not 
expected to be satisfied subscription agreement shall lapse 
after 31 Dec 
    * Lapse of subscription agreement will not have material 
adverse impact on existing business, operation, financial 
position of group
