 * Announces stable Q1 earnings and plan for growth 
 * Says qtrly FFO per basic share after income tax increased 3% to $0.75 from 
   $0.73 in Q1 2015 
 * Qtrly noi increased 2% to $16.6 million, while falling 4% to $15.7 million on 
   a same asset basis 
 * Says anticipates approximately $160 million in available liquidity by the end 
   of fiscal year 2016
