** India's Prestige Estates Projects PREG.NS and Lodha Developers LODH.NS jump 9.5% and 8.4%; Aditya Birla Real Estate AITE.NS surges 13.7%

** Stocks top gainers on real estate index .NIFTYREAL, which is up 7%

** LODH reports 23% jump in Q4 pre-sales, while PREG says achieved highest-ever annual pre-sales of 300.24 billion rupees  ($3.25 billion) in FY26

** AITE clocks 16 billion rupees in bookings for its luxury project

** Phoenix Mills PHOE.NS rises 7.1% after record retail consumption for Q4, up 21% year-on-year

** "Q4 print outpaced the run-rate of the first three quarters, indicating a clear acceleration in consumption (for PHOE)," says Citi Research

** Gains also supported by Iran ceasefire

** India's central bank kept rates unchanged in its first policy decision after the war began
