Notification of Transactions by Persons Discharging Managerial
Responsibilities ("PDMRs") and Persons Closely Associated with them ("PCA").

The Company announces that Stephen Inglis, non-independent Director of the
Company and CEO of the asset manager to the Company purchased 41,891 Ordinary
Shares in the Company on 4 July 2022 at a price of £0.709 per share.

As a result of the transaction, the Inglis family has a holding of 2,336,117
Ordinary Shares in the Company representing 0.45% of the available share
capital.
