("Roadside" or the "Company")

Director/PDMR Shareholding

Roadside, (AIM: ROAD) the roadside real estate business, was notified on 9
July 2024 that on the same day, Douglas Benzie, Chief Financial Officer of the
Company, had transferred via sale and purchase (the "Transfer") 409,203
ordinary shares of £0.00860675675675676 each in the Company ("Ordinary
Shares") from being held in his own name to being held in his self-invested
personal pension ("SIPP").

Following the completion of the Transfer, there will be no change to Mr
Benzie's total beneficial interest in the Company, being 1,250,000 Ordinary
Shares representing approximately 0.87% of the Company's issued share capital
