DIVIDEND FOR THE QUARTER ENDED 30 JUNE 2025

Schroder Real Estate Investment Trust Limited, the actively managed REIT
focused on improving the sustainability performance of buildings to generate
higher income and capital growth, announces a first interim dividend of 0.897
pence per share ("pps") for the year ending 31 March 2026.

The dividend payment will be made on 29 August 2025 to shareholders on the
register at the record date of 15 August 2025. The ex-dividend date will be 14
August 2025.

The dividend of 0.897 pps will be wholly designated as an interim property
income distribution ("PID").
