DIVIDEND FOR THE QUARTER ENDED 31 MARCH 2026

Schroder Real Estate Investment Trust Limited, the actively managed REIT
focused on improving the sustainability performance of buildings to generate
higher income and capital growth, announces an interim dividend of 0.897 pence
per share ('pps') for the period 1 January 2026 to 31 March 2026.

The dividend payment will be made on 26 June 2026 to shareholders on the
register at the record date of 12 June 2026. The ex-dividend date will be 11
June 2026.

The dividend of 0.897 pps will be wholly designated as an interim property
income distribution ('PID').
