Publication of Prospectus

Further to the announcements dated 10 and 11 July 2024 relating to a
non-pre-emptive placing of new ordinary shares ("New Ordinary Shares") in
Sirius Real Estate Limited (the "Company") to raise gross proceeds of
approximately £150 million (the "Capital Raising"), the Company is pleased to
announce that the Financial Conduct Authority ("FCA") has approved the
Prospectus dated 11 July 2024 relating to the admission to trading of the New
Ordinary Shares.

The Prospectus is available on the Company's website. A copy of the Prospectus
will shortly be submitted to the National Storage Mechanism and will be
available for inspection at
