("Sutton Harbour" or the "Company")

Bank Facility Amendment

The Company announces that National Westminster Bank plc (the "Bank") has
agreed that repayment of £6.5m of the Company's bank loan (the "Facility")
which was due by 31 March 2026, has been rescheduled and is now repayable by
30 September 2026.

The Board of Sutton Harbour continues to progress its plans to reduce debt and
refinance the Company and remains in regular contact with the Bank. The
current banking facility expires on 30 December 2026.
