and 3.5%, from 2% to 3% 
    ** Posts Q2 physical occupancy rates in co's apartment units
at 96.4% vs 95.9% last year
    ** Reports Q2 per-share funds from operations of 94 cents vs
estimates of 96 cents - LSEG
    ** Nine of 23 brokerages rate the stock "buy" or higher, 14
"hold"; their median PT is $70
    ** Shares up 16.6% YTD
