Welltower raises 2026 FFO forecast on senior housing demand
Welltower raises 2026 FFO forecast on senior housing demand July 27 (Reuters) - Healthcare real estate investment trust Welltower WELL.N on Monday raised its forecast for annual funds from operations a second time, banking on strong demand for its assisted living and senior housing properties.
Here are some details:
The company expects 2026 normalized FFO, a key performance measure for REITs, in the range of $6.36 to $6.44 per share, higher than its previous forecast of $6.21 to $6.35 per share.
It reported normalized FFO of $1.60 per share, a 25% jump year-over-year and above analysts' expectations of $1.55 per share.
Demand for senior living communities has been growing due to the rise of aging population in the United States and greater requirement for healthcare support.
Welltower also announced a 15% increase in quarterly dividend to 85 cents.
The REIT owns senior housing, outpatient medical centers and healthcare properties with a focus on older adults. It operates across the U.S., Canada and the UK.
However, the Ohio-based company posted a net profit of 61 cents per share for the three months ended June 30, missing estimates of 63 cents per share.
