DIRECTORATE CHANGES

5 June 2025

Young's, the premium operator of pubs and bedrooms in London and the South of
England, announces the following changes to the Board.

After eight years, Nick Miller has decided to step down from the Board after
the AGM on 9 July 2025. Nick was appointed as a Non-Executive Director in
April 2017, becoming Senior Independent Director in July 2021. The Board is
pleased to announce that Ian Dyson will succeed Nick as Senior Independent
Director and chair of the remuneration committee.

The Board is also delighted to announce that John Dunsmore will be appointed
as a Non-Executive Director of Young's after the end of the AGM on 9 July
2025.

John brings over 40 years of relevant sector experience to Young's. In 2009,
he was appointed Chief Executive Officer of Dublin based C&C Group
successfully, turning around the business over the next three years. He
started his career and had several senior operational roles at Scottish &
Newcastle, becoming Chief Executive Officer in 2007. Early in his career, he
worked in the City as a top-rated analyst covering Drinks & Leisure
companies, before managing the UK Equities business at NatWest Securities, now
Deutsche Bank.

John has held several non-executive roles after he left C&C. As chairman
and founder of HotHouse Club of Enterprise Investment Scheme Investors, he was
on the board of Chapel Down and is an investor in Artisanal Spirits, the
AIM-listed cask whisky business. From 2009 to 2019, John was a Non-Executive
Director of Fuller, Smith & Turner, and latterly Senior Independent
Director.

Steve Cooke, Chairman, commented:

"Over the last eight years, Nick's support has been invaluable to Young's, and
I would like to thank him for his extensive contribution, especially as the
Senior Independent Director on the Board for the last four years.

"We are really pleased to welcome John Dunsmore to the Board. Having spent
over 40 years working across the sector, John is one of the most respected
figures in the industry. His knowledge will be invaluable to the Board, and we
are all hugely looking forward to working with him.

John Dunsmore commented:

"I am delighted to be joining Young's, a business I know well and have
respected for some time. It's fantastic to be joining one of the country's
leading pub operators at such an exciting point in its development. I am
looking forward to working with the leadership team to help drive forward its
strategy and create further value for its stakeholders."
