** DXN DXN.AX shares surge as much as 60% to A$0.440, their highest level since August 2020
** Data centre landlord signs binding contract for A$12.2 million ($8.74 million) with an AI compute operator
** Company says contract is for, among others, the design and installation of a 2 megawatt data centre 
** YTD stock up more than tenfold in value
