 * Says for the year ended 31 July 2016 are expected to record a significant 
   decrease from last year 
 * Underlying profit excluding revaluation of the group's investment properties 
   is expected to be steady 
 * Expected result due to substantially lower revaluation of the group's 
   investment properties during the year under review 
 * Revaluation of group's investment properties is non-cash item and will not 
   have direct impact on cash flow of group
