PICTON PROPERTY INCOME LIMITED

('Picton' or the 'Company')

Director / PDMR Shareholding

 

Picton announces that on 23 May 2025, Francis Salway, Chair of Picton, and a
Person Closely Associated ('PCA') with Helen Beck, a Non-Executive Director of
Picton, both persons discharging managerial responsibilities ('PDMR'),
acquired shares in the Company, as set out in the tables below.

Following these acquisitions, Francis Salway is the beneficial owner of
275,000 ordinary shares, representing 0.052% of the Company's issued share
capital as at 23 May 2025; and Helen Beck, together with her PCAs, is the
beneficial owner of 20,371 ordinary shares in the Company, representing 0.004%
of the Company's issued share capital as at 23 May 2025.

This announcement is made in accordance with the UK Market Abuse Regulation.
