Dividend declaration AND DIVIDEND TARGET INCREASE

The Board of Directors of Supermarket Income REIT plc (LSE: SUPR), the real
estate investment trust providing secure, inflation-protected, long income
from grocery property in the UK, has today declared an interim dividend in
respect of the period from 1 July 2020 to 30 September 2020 of 1.465 pence
per ordinary share, payable on or around 16 October 2020 (the "First Quarterly
Dividend").

The Company is pleased to announce an increase to the dividend target for the
financial year ending 30 June 2021. The dividend target has been increased in
line with June 2020 RPI inflation resulting in a new annual dividend target of
5.86 pence per Ordinary Share.

The First Quarterly Dividend will be paid as a Property Income Distribution
("PID") in respect of the Company's tax-exempt property rental business to
ordinary shareholders on the register on 25 September 2020. The ex-dividend
date will be 24 September 2020.
